When you design an “advertising portfolio” for advertising your vacation properties, think strategically. Then, once you decide where to list your properties, start a spread sheet of the sites. Use the list below and be sure to include at least one of the top five sites in your advertising portfolio. You are likely to get 75-80% of your bookings from one or two of these sites. For the other 25%–use a combination of niche, geographic, and interest sites. Geographic Targeting of Vacation Rental Ad Listings–
The area of your vacation rental is obvious to you, of course. However, if you research–you may find cheap flights from a nearby country or populated city to your area. You may find certain tourist agencies pushing one area to another area and offering cheap flights! List properties on area websites where your vacation rental is a convenient or inexpensive vacation spot. Search for the most popular vacation rental site that covers your state, or even city. Be sure to also include your properties on some of those sites.
Subscription or Commission–
Some sites offer a yearly advertising listing subscription. These often are the least expensive way to advertise on popular sites. If the site provides you a high number of bookings the commissions could accumulate to double or triple what a subscription would cost. In these cases a subscription to that site is much less expensive. Obviously, this money must be paid in advance. Add one or two subscription based sites to your advertising portfolio.
High Traffic Sites Don’t Always Deliver–Find a Niche
The most heavily trafficked sites are shown in the chart below. However, your vacation rentals may cater to families, luxury, sports or any of the popular vacation rental niches. In that case, research niche-related websites and include one or more of these in your advertising portfolio.
